Could this be Australia’s most stunning childcare centre?

With a bluestone heritage-listed cottage attached to a brand new, purpose-built main building, the Mount Barker property at 43 Adelaide Rd certainly makes a strong case.

Located about 35km south-east of the Adelaide CBD, the property instantly strikes a chord with its gorgeous historic façade, while the sprawling 3588sqm main road site is licensed for 136 long day care places.

It will be auctioned at Burgess Rawson’s upcoming Investment Portfolio Auction at Crown Casino at 11am on Wednesday, August 7.

Burgess Rawson childcare specialist Natalie Couper said sympathetic design elements seamlessly incorporate the original bluestone cottage with the modern, purpose-built facility. It’s a property visitors won’t forget in a hurry.

“This is an absolutely stunning building,” Couper said.

“Childcare can sometimes have that ‘cookie cutter’ feel, without its own sense of character, but here you don’t feel like you’re dropping your child off at a school – it genuinely feels like a home. There’s a real warmth to it.”

But Couper said the property’s investment fundamentals are what should get investors the most excited.

Featuring a triple net lease to national operator Paisley Park until 2049, with options to 2059, the tenant is responsible for all outgoings, including land tax. There are also ‘ratchet’ provisions and annual 3% rent increases built into the deal.

“Mount Barker is one of the fastest-growing areas in Adelaide, but the council has estimated that the existing capacity of the current education framework of pre-schools and schools is not going to accommodate the future growth” Couper said.

“There’s going to be increasing demand for existing childcare centres, which underpins why this asset will almost certainly be fully booked out for the foreseeable future.”

The childcare centre is positioned opposite Mount Barker town centre, close to Woolworths, Coles, Aldi and McDonalds. The property has substantial car parking, while the outdoor areas include wooden play equipment, sand pits and rock gardens, along with natural and artificial turf.

The upcoming auction of the facility comes amid intense demand for childcare property, with another centre at McDowall in Brisbane sold within six days of being listed. It was originally slated for auction on the same day as the Mount Barker centre.

Burgess Rawson’s 130th Investment Portfolio Auction will be held in Crown Casino’s River Room at 11am on Wednesday, August 7.
