A Bite Sized Tenanted Investment Opportunity in Woden is Up For Grabs

Published on: 09/06/2022

There’s something very interesting happening around Furzer Street in the Woden Town Centre. Not only interesting but delicious, too. There’s an increasing number of hospitality options cropping up around the Alexander and Albermarle precinct close to Westfield Woden. A good starting point is the hip gastropub, The Alby, with its basement bowling alleys and pool tables. Foodies are further catered to by the high-end restaurant, Eightysix south.

The variety continues with other options like Short Eats, a Sri Lankan cafe that occupies a 95 square metre space at 35 Furzer Street. It’s light and bright with ultra-high ceilings, lots of window frontage and timber flooring. And it comes with two car bays. The property is leased with options until 2034, highlighted by four per cent annual rent increases. Net income is about $69,160 per annum + GST. James Baker of Burgess Rawson Canberra says the space offers an investor an affordable and timely opportunity.

“It’s priced under the stamp duty exemption threshold and it’s a great time to stake a place in a town centre undergoing a rapid revitalisation,” he says.

There are about 3000 apartments in planning or under construction. There’s a daily commuting workforce of approximately 12,500 and, further down the track, a new CIT and the light rail terminal.
