The Corner Every Motorist Passes: A Rare Pad Site at the Gateway to Flagstone Central
15/10/2026
Every growing community has a corner that carries its traffic. In Flagstone, the master-planned growth area between Brisbane and the Gold Coast, it is the roundabout where Bushman Drive meets Homestead Drive, and on that corner sits a 1,901 square metre pad site at the entrance to Flagstone Central. Motorists heading for the Woolworths and ALDI anchored centre pass it on the way in. For investors looking for a fuel and convenience retail property leased to Ampol, it offers something that is almost impossible to add once a centre has been built, and that is the front position.
A pad site is a freestanding parcel at the front of a larger retail precinct, and the best combine the drawing power of an anchored centre with their own access and visibility. Ampol Flagstone has 32.24 metres of frontage to Homestead Drive, Local Centre zoning under the Logan City Council planning scheme and a 201 square metre convenience retail building, with additional net lettable area under the canopy and four fuel bowsers. Built in 2020, it has modern fuel infrastructure, including double-walled fibreglass tanks, and estimated tax-saving depreciation benefits of more than $2.7 million across the remaining life of the property.
Behind the site, Flagstone Central covers 9,528 square metres, with Woolworths and ALDI supported by BWS, TerryWhite Chemmart, Anytime Fitness and more than 30 specialty stores. Within about a kilometre, national names such as McDonald’s, Coles and Bridgestone add to the activity along Homestead Drive and Bushman Drive, the main links between the centre and surrounding communities, while Flagstone State School and Flagstone Community College anchor the local civic landscape.
The residents who will feed that trade are still arriving. Economic Development Queensland’s July 2025 update on the Greater Flagstone Priority Development Area describes a plan for more than 51,500 homes and a future population of 138,000, supported by investment in roads, water, sewerage and public transport through its Catalyst Infrastructure Fund. In December 2025 the agency announced approval of a new Peet precinct unlocking land for more than 1,600 homes and about 4,500 residents, adding to a local government area, Logan City, that is the second fastest-growing in South-East Queensland.
“Pad sites at the entrance to an anchored centre are not created often, and in a growth area like Flagstone the position only becomes more valuable as the community fills in around it,’ says CBRE negotiator Matt Smith.
The sector has also matured around operators of Ampol’s scale. CBRE’s March 2026 research counts about 7,200 convenience retail stores nationally, generating close to $56 billion in annual revenue, and finds that consolidation has concentrated networks in major operators who continue to sign long-term leases. Ampol Flagstone follows that pattern. Commencing in October 2020, the original 15-year term gives an incoming owner a long runway of contracted income before the first option falls due. The lease to Ampol, an ASX 100 company with more than 1,800 sites nationally, runs to October 2035, with six further five-year options to 2065 and annual CPI reviews capped at 4%.
“You have a national operator, a lease to 2035 and annual CPI reviews, and Ampol is responsible for maintenance, repairs and remediation back to the baseline ESA report,’ CBRE Senior Negotiator Tom Lawrence says. “That makes it a clean, straightforward ownership proposition.’
Any fuel asset invites questions about electric vehicles, and the research puts them in perspective. With the average vehicle registration life at 11.2 years, petrol vehicles on the road now will need fuel for well over a decade, and the effect of EV adoption on fuel demand remains limited against a national fleet of more than 22 million vehicles.
“Flagstone will be built over decades, and this site has the position and the modern infrastructure to serve that growth the whole way,’ Lawrence says.
For investors with an eye on South-East Queensland’s growth corridor, Ampol Flagstone offers the front position in a centre that is still growing into its catchment. Details of the fuel and convenience retail investment at 1-15 Bushman Drive, Flagstone, are available on the property listing.
