Since our last Spotlight on Bibra Lake in June 2014, the following conditions have applied.

Sales

  • – Shortage of quality industrial property for sale across the smaller and larger price ranges
  • – Demand for land is still strong, we have seen a slight increase in value
  • – Shortage of Freehold properties over $1 million
  • – Currently there is strong demand for leased investments, with little stock becoming available

Leasing

  • – Stock levels have risen
  • – Incentives are being introduced on larger buildings
  • – Leasing time frames have extended slightly
  • – Older style buildings with lower truss height are taking longer to lease and have seen rates come down
  • – Workshop space is not being leased at the same rate or in the same time frame, with square metre rates coming back slightly & time frames increasing
