Childcare leasing continues to boom in growth areas

Childcare leasing remains strong across the state with commercial agents Burgess Rawson successfully negotiating two early learning centre leases in the growth areas of Tarneit and Berwick.

Burgess Rawson Leasing agent Sam Fogarty said the market remains buoyant with multiple operators still seeking sites across Melbourne.

“Despite COVID-19, we have seen consistent and ongoing demand for essential service assets such as childcare,” said Mr Fogarty. “As restrictions ease across Victoria and parents can return to work, the need for quality childcare is expected to increase.”

A local operator has secured a new 128-place centre, which is their second early learning centre in Tarneit.

“To secure a second property in the Tarneit area shows the strength of the market,” said Mr Fogarty. “The City of Wyndham experienced the largest and fastest population growth in Victoria in the past two years. Consequently, childcare services are in demand.”

More than 70 kms away in the south-east of Melbourne, a similar story is repeated. The City of Casey is also one of Australia’s fastest growing municipalities with population expected to exceed 500,000 by 2041.

“More than 25 per cent of Casey’s population are young families and this is only expected to grow,” said Mr Fogarty.

In Berwick, early learning provider Oxanda has leased a 110-place centre conveniently located at the Alira Town Centre.

“It’s no surprise that a provider with more than 15 centres in its portfolio would secure this soon-to-be built property,” said Mr Fogarty.

Both the Tarneit and Berwick childcare centres negotiated 15-year leases giving both operators security in the long term.

“It is not as easy as buying a block of dirt and building a childcare centre,” said Mr Fogarty. “We guide our clients through the process, from determining the demand for childcare in the area, to recommending architects that can meet the mandated design guidelines, to a national leasing campaign.”
