Childcare centre up for sale

A Werribee childcare centre is for sale.

The Wallaby Childcare centre at 209 Black Forest Road will be sold through an expressions of interest process, which is set to close at 3pm on Wednesday, August 12, unless the property is sold prior. The centre is being sold through commercial agenct Burgess Rawson.

Burgess Rawson childcare specialist Adam Thomas said: “Wallaby Childcare is a premium, private operator with a strong, established business that is highly regarded.”

The Werribee centre is licensed for 149 long day care places and returns $409,750 per annum, plus GST and outgoings.

Occupying a 2,885 sqm site, the 1,003 sqm building comes with a 15 year net lease, plus two further options and a fixed three per cent annual rent increase.

The building is also located about 450 metres from Wyndham Vale Primary School and 500 metres from St Joseph’s Catholic Primary School, which is set to open in January next year.

Mr Thomas said childcare centres were often secure investment for buyers. “It’s an essential service and the federal government underpins the sector, as evidenced by the amount of support shown during the April-May period,” Mr Thomas says.

“With Melbourne now re-entering a stage three lockdown, childcare centre gap payments are still being provided to the centres, even if a child doesn’t attend, further highlighting the sector’s stability.”
