A blue-chip Shell service service centre with an environmentally friendly canopy and two shops, Fresh Trading Co and Gloria Jeans, is for sale.
It has a billboard leased to QMS Media, 10 refuelling bays, a truck canopy with seven high flow diesel bays and B-Double truck access and 18 car bays.
“This is an extremely rare new service centre investment opposite a major domestic and international airport, offering substantial depreciation benefits,” he said.
He said investors were drawn to fuel investments particularly those on ‘future proof lease structures’ with tenants on long-term leases.
Fresh Trading Co has a 15 year lease with options to 2054, on a net rent of $995,000 a year.
Gloria Jeans (owned by Retail Food Group) had a 10 year lease with options.
QMS Media had leased the billboard for 10 years with options to 2049 paying rent of $90,000 a year.
All three were on fixed 3 per cent annual rent reviews.
